[builds/unix, builds/vms] Standardize `mmap` failure.

* builds/unix/ftsystem.c (FT_Stream_Open): Check for MAP_FAILED.
* builds/vms/ftsystem.c (FT_Stream_Open): Ditto.

This should cover https://savannah.nongnu.org/patch/?5909 as well.
